Joe Lemanski, PE, CEM
Joe Lemanski is the founder and President of Norwich Realty Services and holds over 12 years of real estate management and development experience. For properties under Norwich management, Mr. Lemanski manages the tenant and owner relationships and oversees the maintenance and accounting functions. He develops and maintains the building budgets and supervises the accounts receivable function to ensure timely lease payments. Mr. Lemanski’s experience, ranging from vendor negotiations to architect and general contractor collaboration to construction management to energy management, offers Norwich’s clients unique advantages.
Prior to Norwich, Mr. Lemanski served in leadership roles with Greenfire Development, a commercial real estate development firm revitalizing properties in downtown Durham, NC. While there, he oversaw the design and construction of historic building renovation projects, led the company’s property management team for stabilized properties, and worked closely with company partners and the sales/leasing team on property acquisitions, dispositions, leases and tenant recruitment.
Mr. Lemanski has also held positions with the Bayer Corporation, Trigon Engineering Consultants, and the Kimberly Clark Corporation. In addition to being a professional engineer, he holds a Bachelor of Science degree from North Carolina State University and is a Certified Energy Manager. He is committed to environmental sustainability and incorporates that commitment in his project management. Mr. Lemanski is a previous board member of the North Carolina Sustainable Energy Association and chairs an Environmental Stewardship Committee at White Memorial Presbyterian Church in Raleigh. He spearheaded the installation of North Carolina’s first urban geothermal HVAC system in the Rogers Alley historic development.
With 28 years of experience in building management, Macon Perry is responsible for all property maintenance for Norwich Realty Services and supports tenant relationship services. Mr. Perry oversees relationships with vendors and field staff.
Mr. Perry served seven years as the senior facilities manager at Greenfire Development, a real estate development firm revitalizing properties in downtown Durham, NC. While there, he oversaw day-to-day maintenance and several large -scale capital improvement projects, such as a multi-elevator modernization in one of downtown Durham’s largest office buildings and a major air handler replacement.
In addition, Mr. Perry spent 16 years as the director of facilities management for the North Carolina Mutual Life Insurance Company, where he managed all aspects of the company’s signature 220,000 square foot headquarters building and its 20,000 square foot annex, and supervised facility construction and tenant upfits for its 23 district offices. Previously, he also worked as a service representative and facility manager for Johnson Controls Inc., a global diversified company in the building and automotive industries, providing building efficiency solutions including equipment, controls and services for heating, ventilating, air-conditioning, refrigeration and security systems.
A native of Durham, Mr. Perry served for many years on the Downtown Durham Inc. board of directors. He is a graduate of the facility management program at the Johnson Controls Institute. In addition, he is certified by Wake Technical College in heating and air conditioning, refrigeration and electrical repair and by Durham Technical Community College in general construction.
